In summer 2020 our landlord notified us she needed to reclaim her rental for a family memeber. She wasn't in huge hurry. We had been there for 8 years.
It was peak COVID.
We looked for rentals. It was absurd. 10-20 people were applying within 24 hours for new listings worth anything. The pricing was through the roof.
We didn't really want to buy, but financially we had the income and money for a down payment to do it, and the math just made sense. The problem there was that pricing was jumping by the month too, and we were getting priced out of the market there too.
We knew from 8 years of observing the CA real estate market and talking to some pros in it, it seemed "off" for some reason. Compared to the East Coast, the volume of homes that seemed to fall out of escrow was really illogical.
Before buying, we asked to review a contract so we'd be ready to right an offer. Holy sh-t did we figure out what was off fast. It all starts with crooked contracts. Apparently some Agents and counties know they are off, and the "unofficially" agree to do things right. Monterey County is not one of those.
What was off is the ENTIRE Professional Brokerage Industry conspiring with a portion of the Legal Lobby for mutual profits and control.
We've got over 15 websites that educate and detail what transpired.
This one is dedicated to the Conspiracies of the Seller and his Agent.
Nobody would have tried this had there not been far larger conspiracies and regulatory capture decades into play.
This website is light on small talk and long on " the facts jack".
